How I handle your information

This website, lukewrighthomes.com, is run by Luke Wright, a Realtor with Keller Williams Realty Diamond Partners ("I," "me," or "we"). This policy explains what information the site collects, how it is used, and the choices you have. The short version: I use what you share to answer you and help with your real estate plans, and I don't sell it.

What I collect

Information you give me

When you use the contact form, you may share your name, email address, phone number, whether you're buying or selling, your timeframe for moving, any message you write, and whether you agree to be contacted by phone, text, or email.

If you call, text, or email me directly, I receive whatever you choose to share in that conversation.

Information collected automatically

The form also records which button on the site brought you to it, and a referral code if you arrived through a link that included one (for example, a link a friend shared). This helps me know how people find me.

The site uses Google Analytics to understand how visitors use it, such as which pages are viewed and which buttons are tapped. Google Analytics uses cookies and similar technology and may collect information such as your device and browser type, approximate location based on your IP address, pages visited, and time on the site. It does not give me your name or contact details.

How I use it

• To reply to your message and follow up about your real estate questions
• To provide real estate services if we decide to work together
• To contact you by phone, text, or email if you've agreed to that
• To understand how the website is used and improve it
• To keep records required of real estate licensees and my brokerage

How your information is processed

Netlify Forms

This site is hosted by Netlify, and the contact form is processed by Netlify Forms. When you submit the form, Netlify stores your submission and sends it to me by email. Netlify handles this information on my behalf under its own privacy policy, available at netlify.com/privacy.

My email and office tools

Form submissions arrive in email inboxes that I control. I use software tools that I run myself to organize these messages and make sure no inquiry is missed. Your information stays within my own accounts and systems; it is not sent to outside marketing services.

Google Analytics

Google processes analytics data under its own terms and privacy policy, available at policies.google.com/privacy. You can prevent Google Analytics from collecting your data by installing the Google Analytics opt-out browser add-on or by blocking cookies in your browser.

Who I share it with

I don't sell, rent, or trade your personal information. I share it only:

• With my brokerage, Keller Williams Realty Diamond Partners, as required for real estate recordkeeping and compliance
• With people involved in your transaction, such as a lender, title company, or inspector, when you ask me to or it's needed to serve you
• With service providers that help run this site, such as Netlify and Google, as described above
• When required by law, or to protect the rights and safety of you, me, or others

Text messaging: Phone numbers and text messaging consent collected through this site will not be shared with third parties or affiliates for their marketing or promotional purposes.

Your choices

• Texts: Reply STOP to any text from me to stop receiving texts.
• Email and calls: Tell me by reply, by phone, or at the email below and I'll stop.
• Access or deletion: Email me to ask what information I have about you or to have it deleted, except where I'm required to keep records.
• Consent is optional. You don't have to agree to phone, text, or email contact to use this site or to work with me.

How long I keep it

I keep your information as long as needed to respond to you and serve you, and as long as real estate law and my brokerage's recordkeeping rules require.

Security

This site uses encrypted connections (HTTPS), and I limit access to your information to myself and my team. No system is perfectly secure, so please don't send sensitive information such as Social Security or bank account numbers through the contact form.

Children

This site is intended for adults and is not directed to children under 13. I don't knowingly collect information from children.

Changes to this policy

If I update this policy, I'll change the date at the top of this page.
