Kansas City Real Estate
I'm Luke Wright, a Realtor with Keller Williams Realty Diamond Partners. You get a written plan, straight answers, and a two-person team you'll know by name from the first conversation to the closing table.

Selling
Every seller I meet is really asking the same five questions. Here are the short answers. At your appointment you get the detail, with your own numbers.
A clear broker fee, plus title, warranty and prorated taxes. You get a net sheet with the exact figures before you sign anything.
Less than you think, and never everything. We fix what an inspector would flag, present what shows in photos, and price around the rest.
A price built from the homes buyers will compare yours to this month, not from a website estimate.
On a written plan with dates: Coming Soon, launch, and checkpoints at day 7, 14, 21 and 28 where we decide together what, if anything, changes.
A specific number, updated with every offer, and a closing date you can plan a move around.
Buying
Most of my closings have been on the buyer side, so I know how listing agents price, negotiate and hold firm. That's what I use to get you the right house on the right terms.
We start with a conversation about what you need, what you can comfortably spend, and what you're willing to trade. Then I set up a search that sends you new homes the moment they hit the market.

Reviews
48 five-star reviews on Google. A few of them:
"He used research and market expertise to help us price our home right. That, combined with fantastic photos and quick responses to all interested parties generated significant interest in our home. As offers came in, he helped us understand the various elements of the contracts/offers and managed negotiations incredibly well."
"Thanks to his strategic approach and dedication, he helped us successfully beat out multiple cash offers and even higher bids."
"He strategized with us on what remodels we should focus on to add the greatest value for selling and was able to help us get a quick and easy sale for what we were hoping for."
"We'd been in the hunt for a house for 6 months with tons of looks and numerous denied offers. My wife and I were beyond discouraged. We switched things over and started with Luke and, immediately we knew we were going to find our dream home."
"He kindly did multiple virtual walk throughs. He guided us through a tricky market and we came out the other side with our perfect home in our dream location."
"What stands out most is that you always feel like he's truly in your corner. He communicates well, works hard behind the scenes, and never makes you feel like just another transaction."
Closing day
The ability to text/call like a friend made the whole process easy knowing any questions we had were just a quick text away from an answer.
…he helped us successfully beat out multiple cash offers and even higher bids.

Where I work
Most of my clients buy and sell in Johnson County, and I work across the metro on both sides of the state line. If you're relocating, I'll tour homes for you on video and help you choose a neighborhood before you ever arrive.
Questions
The main costs are the broker fee, title and closing costs, prorated property taxes, a home warranty if you offer one, and any repairs or concessions you agree to. Broker fees are negotiable. Before you sign anything, I give you a Seller Estimated Proceeds worksheet with every cost itemized for your house, and I update it each time an offer comes in, so you always know what you'll walk away with.
Nine of my last ten listings went under contract within two weeks, and seven of the ten sold for more than the original asking price (Heartland MLS listing-agent report, 2/2025 to 9/2026). Every market and every house is different, so at your appointment I'll show you what's selling near you right now and how fast.
No. Less than you think, and never everything. We fix what a buyer's inspector would flag, present what shows in photos and the first 30 seconds of a showing, and price around the rest. We walk the house together and sort every item into fix, present, or leave alone.
From the homes buyers will compare yours to this month, not a website estimate. I pull what has sold nearby in the last 90 days, what is under contract, and what you'd be competing with on launch day, then recommend a launch price and explain exactly why.
You get a written plan with dates: Coming Soon, launch, and checkpoints at day 7, 14, 21 and 28 where we decide together what, if anything, changes. You get showing feedback within 24 hours and a written update every week.
Most of my closings have been on the buyer side, so I know how listing agents price, negotiate and choose between offers. Before you write, I pull comps on the home so you know what it's worth, and we build an offer around what matters to that seller, not just the price.
Yes. I'll tour homes for you on live video, help you choose a neighborhood before you arrive, and handle inspections and paperwork so you can buy with confidence from out of state. I've helped families relocating from other states and from overseas.
Most of my clients buy and sell in Johnson County, Kansas: Overland Park, Olathe, Lenexa, Leawood, Shawnee and Prairie Village. I also work in Louisburg and across the Kansas City metro on both sides of the state line.
Two people, and you'll know both by name. I price the home, run the negotiation and handle every offer conversation myself. Rachel VanDonge schedules showings, manages the paperwork and keeps your transaction on schedule from contract to closing.
Your team
A lot of real estate teams hand you off after the first appointment. Here, the person you meet is the person who negotiates for you, and the person who handles your paperwork already knows your file.
Realtor
I price the home, run the negotiation, and make every offer conversation myself. If you have a question at 8 pm on a Saturday, you text me, not a department.
Before real estate I spent 20 years in pastoral ministry, which is where "People over Properties" comes from. I'm used to walking families through big decisions with a lot riding on them.
Client Care
Rachel schedules and confirms showings, prepares and tracks the paperwork, and keeps every transaction on schedule from contract to closing.
When you get a showing confirmation or a signature request, it comes from her, and she already knows your file.
Let's talk
No pressure and no obligation. Tell me a little about what you're thinking, and I'll get back to you personally, usually the same day.
